Pricing and Transparency

The Solicitors Regulation Authority requires that we publish price and service information in relation to conveyancing work. There are a number of elements comprising the costs of buying and selling a property in relation to the fees we charge and the payments we have to make for carrying out the work on your behalf.

Our fees and payments we make on your behalf will depend on the value of the property, the location of the property and also the nature of the transaction. A scale of fees for typical transactions and a list of common supplemental charges, together with likely disbursements, are set out below, however, we will always provide you with a quote or an estimate, in writing, once we have been provided with sufficient information regarding the work you would like us to carry out for you.

Please note that all legal fees are exclusive of VAT at 20% and disbursements.


Anticipated Conveyancing Disbursements

In addition to the legal fees charged for carrying out either a property sale or purchase, we also need to make a number of payments on your behalf. These are known as disbursements, and are for things such as official copies of title, searches, Land Registry fees and Stamp Duty Land Tax.

Leasehold purchase
Search pack. The cost will depend on the specific searches required for theproperty in question £250 – £500
Stamp Duty Land Tax – This is calculated by reference to the value of the property £ – variable
Land Registry fee – This will depend on the value of the property £20 – £910
Priority search £3
Bankruptcy search £2 per individual
Notice fees. There is usually an obligation in the Lease to serve formal notice of the purchase of the property and notice of any new charge registered against the freehold title on the Landlord with a separate fee £50 – £150  excl VAT @ 20%
Deed of Covenant £90 – £150 excl VAT @ 20%
